The tenants immediately contacted Anna Ly of Sun Realty, who responded that she was “just the sales agent” and directed them to contact her father, Phat Tran, the property owner. No remediation or inspection was ever performed. The mold persisted through occupancy, creating a hazardous condition that violated California Health & Safety Code §17920.3 and Civil Code §1941.1, both of which require landlords to maintain properties free of dampness, mold, and decay.
