This photo documents significant mold growth under the kitchen sink, taken on May 1, 2022, shortly after move-in. The dark spotting and surface colonies along the rear wall and baseboard indicate long-term moisture damage and poor ventilation, likely resulting from a preexisting leak.

The tenants immediately contacted Anna Ly of Sun Realty, who responded that she was “just the sales agent” and directed them to contact her father, Phat Tran, the property owner. No remediation or inspection was ever performed. The mold persisted through occupancy, creating a hazardous condition that violated California Health & Safety Code §17920.3 and Civil Code §1941.1, both of which require landlords to maintain properties free of dampness, mold, and decay.
