Exhibit T24 – Lease Extension – 2024 Renewal (Missing Tenant Signature / Concealed by Agent)

This document is the official lease extension for the property at 19235 Brynn Ct, Huntington Beach, recovered from the tenant’s DocuSign account by counsel in 2024. It extends the existing lease to May 1, 2024 at a monthly rent of $5,000.

The form was prepared and issued by Anna Ly of Sun Realty using California Association of Realtors Form EL (Revised 12/19). It bears signatures from Phat Tran (landlord) and Michael A. Gasio (tenant), but omits the co-tenant signature of Yulia S. Gasio because Anna Ly failed to route the document properly through DocuSign for co-signature.

This omission was later exploited by the landlord and agent to claim that no valid lease renewal existed. However, the digital record—including DocuSign envelope ID, timestamps, and broker imprint—confirms that the renewal was transmitted and executed in part, establishing the intent and agreement of both parties to continue tenancy through 2024.
